For over thirty years, this prime corner of Iowa City’s western gateway is finally seeing a renaissance. The 7-story, 2-tower, 170,000 sq.ft. development has brought the downtown housing, a hotel, office, and retail space.
The south tower is home to a Marriott Element, with about 90 rooms tailored toward guests on extended stays in the city that emphasizes on healthy and sustainable practices. Natural wood accents around the main entry portal punctuate its smooth white aluminum cladding. The north tower includes The Edge, with 43 high-end condos, plus commercial and office space, condominium units, class A office space, and pedestrian frontage retail. Its textured metal form responds to the University of Iowa’s Voxman School of Music across the street. Nestled between the two towers, a shared exterior terrace provides amenities for residents and hotel guests. Provided parking will be underground, accessed through the adjacent existing Court Street Parking Ramp.
The electrical systems are backed up by a generator housed on the roof of each tower along with an addressable fire alarm system for the entire facility. The project has a full LED lighting package maximizing energy costs for the owner(s). Tri-City Electric Co. worked closely with the owners, Hodge Construction Company and design team to provide a project schedule defining the design, procurement, and construction of the project, along with a detailed execution plan.
